Investment in Yas Island hits Dh30 billion as Miral, Aldar, and Sphere Abu Dhabi accelerate residential and entertainment projects.

Yas Island’s development pipeline has surpassed Dh30 billion in disclosed investment value as Abu Dhabi accelerates the transition of the entertainment hub into a permanent residential and mixed-use district. The figure, compiled from recent filings and project launches, includes Miral’s Dh12 billion five-year expansion and the Dh6.24 billion ($1.7 billion) construction of the Sphere Abu Dhabi. Major projects drive investment Data from Miral shows a planned Dh12 billion injection into new attractions and hotel capacity over the next five years, aimed at increasing hotel inventory by up to 35 per cent. This follows a peak occupancy rate of 92 per cent recorded on Tuesday, 22 September 2026. Miral also reported that visitor numbers from India reached one million in 2025, a 25 per cent year-on-year increase. Residential expansion is led by Aldar’s Yas Point, a waterfront master plan with a gross development value of Dh6 billion. Located on the island’s northern side, the 600,000-square-metre site will house 1,600 residences, a five-star resort, and an international school. Additionally, THE WADI—a joint venture between Flag Holding Group and Reportage Group—contributes a further Dh6 billion in estimated investment, adding 3,950 homes along the Yas Canal.
