Al Marjan Island captures 64% of Ras Al Khaimah off-plan apartment demand

New data shows branded and waterfront developments on Al Marjan Island now account for over 64% of off-plan apartment interest in the emirate.

Al Marjan Island captured 64.4% of all off-plan apartment searches in Ras Al Khaimah between March and August 2026, according to data released by property portal Bayut on Friday, 25 September. The figures indicate a sharp concentration of buyer interest in waterfront and branded residences within the emirate’s emerging residential supply. Waterfront Projects Dominate Sales Interest The analysis shows that the five most-viewed off-plan apartment projects in Ras Al Khaimah were all located on Al Marjan Island, collectively attracting 64% of total project views. Playa Viva emerged as the most-viewed development with 23.2% of views and an average advertised price of Dh1.29 million. Other high-interest projects included Rosso Bay Residences at Dh2.69 million and Address Residences Al Marjan Island, which averaged Dh3.60 million. Fibha Ahmed, VP of Property Sales at Bayut, stated that while ready homes attract the majority of overall interest, the off-plan segment is driven by projects offering lifestyle-led experiences and recognizable hospitality brands. Following Al Marjan Island, Mina Al Arab secured 13% of off-plan views with an average price of Dh1.87 million, while RAK Central accounted for 10% at an average of Dh1.23 million. Ready Homes Retain Market Lead Despite the surge in off-plan popularity, completed properties still hold the largest share of the total market.
